The story of the rental...
Just over 3 years ago we sold this beautiful house to start our business, JC Homes, LLC. We had lived there for only 8 months. I LOVED this house! And miss it SO much...I however DO NOT miss it's location, which was a HUGE pro for me to go along with Jeremy's idea to sell it & start a business of flipping houses in the crazy market! We sold it very quickly which I felt was a confirmation of our prayers & that we were headed in the right direction.
After we sold that house we moved into this house. It's beautiful too huh?!? Do some of you recognize it? Yep that's right! It's my mom's house! We put all...or most...of our belongings in a storage unit nearby and moved into the basement. Our plan was to flip 2 houses then move into a new house. This plan had a timeline of 18 months....not a bad plan right?!?
So we got all the paperwork done to start the business. Got all the right licenses and all the right insurances and set out to find the right house. We bid on a LOT of houses between March and May before we finally 'WON' the high bid on this beauty! It took us ONE year to turn that into this...In the meantime the market went down and when we FINALLY got the house up for sale it was pretty low.
After about 6 months on the market for sale we decided maybe we should try renting the house out. Why not move in you ask?? While our house is beautiful after all the problems flipping it I have grown to not love the house so much. I had horrible feelings & just couldn't move into it...it was pure selfishness I feel but Jeremy actually felt similar.We had a number of people apply to rent and decided on this one couple after much thought...really we wanted this other lady & her son but her number was wrong on her application & so we had no way of contacting her...anyway, this couple looked very good on their application and were very excited to live in the house. They said they hopefully could buy it but weren't in a situation to at this point. They did really great for a long time & then after a while their rent got late and then we wouldn't get it at all. We finally had to evict them in March which was sad & hard & filled with so many mixed emotions on my part. But when we finally got in our beautiful house to clean it out we found the following...
I didn't take a ton of pictures but I think you get the idea from these ones...
The water heater had flooded in the basement & they didn't properly clean it up so all the baseboards warped & grew mold behind them. They are now in the process of being replaced by Jeremy.

Oh that is not a great story and those pictures are so sad, and gross! I really hope it sells for you guys and I hope that maybe you can move closer to us :)
You did a beautiful job turning that house from it's yellow state to the new picture of it! I'm impressed, and shocked that anyone could leave a house in that condition!
How frustrating!!!
Steve and I have thought about getting a rental, but the loans have tightened so much that you need to put 25%-35% down. That's more than my life savings! It's a great market for first time home buyers! Hopefully someone will take the plunge on your cute house!
